How it Works

The broker (you) fills out a one time application to get approved with us.  Upon approval you will be sent our loan app and forms.  We will go over our internal process now your ready to submit files and keep all the origination.



Our processor works with escrow officer/title company and insurance agent to set up correct title coverage and property insuranc



File is transferred to closing attorney for doc drawing and closing compliance – Closing attorney draws docs with generic lender name to protect broker-client relationship

We have a $995 processing fee, you keep the origination.

Our interest rates are between 9%-10% depending on the scenario.

Is there a minimum credit score requirement?
Yes, the minimum credit score needed is 580.
What is the highest LTV we can go to?
We can go as high as 90% of the purchase price with 100% rehab funds provided as long as ARV is 65%-70% depending on the state.
How low long does it take to close a loan with Blossom Capital Group?
It takes approximately 7-10 days.
Do we require appraisals?

Yes we do.

Who orders the appraisal?
You order appraisals with whomever you chose, no appraisal management company required.
What documents are needed from the borrower?
Loan app, personal financial statement, Drivers license, Social security card.
What states can we do?
All but MN, ND, SD, VT, WV, NV.
Can the borrower obtain the loan in their personal name?
No, the borrower may only get a loan in an entity. 
What type of property do you lend on?
Currently, we lend on single-family and small multifamily but have new programs rolling out to lend on other types of property.
